SORA, the Jewel of the West
SORA occupies one of Singapore’s most distinctive residential addresses: a 300-metre frontage that opens directly onto Jurong Lake Gardens, Singapore’s third national garden and the first in the heartlands, with 90 hectares of gardens and recreation at the boundary of the site. Beyond the gardens lies the Jurong Lake District, the largest mixed-use business district planned outside the city centre and the focus of Singapore’s most sustained long-term planning investment in the west. Owning a home at 72 to 78 Yuan Ching Road in District 22 means living at the intersection of nature, infrastructure and a precinct that is still being built. The nearest station is Lakeside MRT on the East-West Line, about 1.7km away and roughly three minutes by car. For the full project specification, see SORA Project Info.

Jurong Lake District and Connectivity
Live, Work, Play, and Learn in the Largest Mixed-Use Business District Outside the City Centre
Jurong Lake District is URA’s flagship growth precinct for the west and has been planned since the 2008 Master Plan as Singapore’s second central business district. Stretching from Jurong Gateway southward beyond Jurong Town Hall Road, it is being built as a mixed-use environment integrating offices, tertiary campuses, homes and green public space in a single walkable district, anchored on a decentralisation strategy that brings jobs and amenities closer to where people live.
Worth understanding honestly, because it is the part most often reported as settled: the district is being delivered in stages, and the stages have moved. URA launched a 6.5-hectare master developer site in June 2023 to kickstart the next phase, and on 13 September 2024 announced that the tender was not awarded, the sole shortlisted concept having been assessed as priced too low. The plot has since been brought back to market in a different form, with URA launching a White site at Town Hall Link in July 2026 under the Confirmed List of the second half 2026 Government Land Sales Programme. Any office, retail and residential yield figure attached to the earlier tender no longer describes a committed pipeline.
What is committed is the infrastructure, and that is the part a buyer holding to 2028 and beyond is actually buying into. Government investment in the district’s transport spine is under construction rather than under tender.
Seamless Connectivity to Major Hubs
SORA’s nearest station is Lakeside MRT on the East-West Line, approximately 1.7 kilometres away and about three minutes by car. That is not walking distance, and the developer is addressing it directly: Lakeside Residential Pte. Ltd. is providing a complimentary shuttle bus service to Lakeside MRT and Jurong East MRT Interchange, running for two years or until the development’s first annual general meeting, whichever comes first.
Two new rail lines are coming to the district, and their dates are worth stating precisely because they are frequently reported a year out. Under URA’s own phasing, the Jurong Region Line stations at Jurong East and at the International Business Park are planned to open in 2028, adding a third line to the Jurong East interchange. The Cross Island Line station CR19, sited in the heart of the new Jurong Lake District precinct rather than at Jurong East, is planned to open in 2032. Taken together, four rail lines will serve the district across two stations by the early 2030s, against two today.

Where Nature Meets Innovation
Few condominiums in Singapore sit against a national garden, and this is not a park across a road or a green corridor in the distance. Jurong Lake Gardens begins at the boundary of the development. The gardens span 90 hectares and take in Lakeside Garden, the restored Chinese and Japanese Gardens, the Forest Ramble playground, an ActiveSG facility and a river promenade looping the lake.
Layered on top of that is the new Science Centre, under construction on a 7.4-hectare site next to Chinese Garden MRT station. Designed by Zaha Hadid Architects with Architects 61, the 55,000 sqm building is targeted by the Science Centre Board to open around end-2027, its fiftieth anniversary year, and will be roughly a quarter larger than the current centre. A Future Tourism Development is also planned for the waterfront. The result is a neighbourhood that will keep improving around residents rather than one that is already finished.
Key attractions:
- Jurong Lake Gardens, including Lakeside Garden
- Chinese Garden and Japanese Garden
- New Science Centre, targeted around end-2027
- Future Tourism Development, planned
- ActiveSG Park

Top Education Institutes
Families with school-going children will find the surrounding catchment well served. Lakeside Primary, Rulang Primary, Jurong Secondary and Yuan Ching Secondary are all in the immediate area on the west side, with River Valley High further up the island. For international families, Canadian International School at its Lakeside campus and Yuvabharathi International School are both close by, and Dulwich College is the further option in the wider area. At tertiary level, Nanyang Technological University, the National University of Singapore and the Singapore University of Social Sciences are all within a 20-minute drive, which makes SORA a practical base for students and faculty.
One caution on priority registration. MOE measures the 1km and 2km bands as straight-line distance from the home address, not as drive time, and the two are not interchangeable. Buyers choosing a unit with a specific primary school in mind should check the address against MOE’s own school-distance tool rather than relying on any proximity list, including this one.

- River Valley High School
- Canadian International School, Lakeside campus

Recreation, Sport and Everyday Amenities
Nature and Recreation
Jurong Lake Gardens runs year-round programming reachable on foot from SORA’s boundary. The Rasau Walk traces the lake’s natural edge through native wetland planting, the Butterfly Maze draws families to its enclosed garden habitat, and the Forest Ramble is among the more ambitious nature play spaces built in Singapore in recent years. Beyond the named attractions, the scale of the gardens is the point: 90 hectares means a morning run, an evening walk or a weekend picnic without getting into a car.
Highlights:
- Rasau Walk
- Butterfly Maze
- Forest Ramble
Sports and Lifestyle
The ActiveSG facility at Jurong Lake Gardens adds equipped indoor training to the outdoor activity already in the precinct, so residents can move between lap swimming, kayaking at PAssion Wave and skating at the SkatePark at Lakeside Garden without driving anywhere. Super Bowl Jurong adds ten-pin bowling a short drive away.

- ActiveSG Park
- SkatePark at Lakeside Garden
- PAssion Wave at Jurong Lake Gardens

Taman Jurong Food Centre covers the affordable daily hawker dining that most households actually rely on, minutes from SORA. The Starbucks at Lakeside House, in a restored heritage building on the water, has become a local landmark in its own right.
