By contrast, the two largest unit types by bedroom count (4 Bedroom and 5 Bedroom Luxury) total just 18 units each, the smallest categories by unit count in the development.
The practical read: SORA’s unit mix skews heavily toward smaller, study-equipped homes rather than larger family-sized units, with the 4- and 5 Bedroom Luxury types positioned as a comparatively rare, low-volume top tier, each appearing in only a single stack across the entire 4-block, 440-unit development.
SORA’s 28 stacks don’t all run the same floor range. Four stacks (the two A1S stacks in Block 76 and Block 78, and the two B2 stacks flanking them) skip the bottom one or two floors entirely, with no PES (Private Enclosed Space) ground-floor variant at all; A1S starts at floor 3, B2 starts at floor 2. Three further stacks (the single E1 stack, the single D1 stack, and both B4S stacks) top out a floor or two below their neighbours, with no top-floor “-T” unit at the building’s actual roofline. “Lakeside MRT is 1.7km away: what does that actually mean day to day?”
SORA sits on Yuan Ching Road with a 300-metre frontage directly onto Jurong Lake Gardens. The nearest station, Lakeside on the East-West Line, is about 1.7km away, roughly three minutes by car rather than a walk, and the developer is running a free shuttle to Lakeside and Jurong East MRT, hourly, for two years or until the first AGM, whichever comes first. Two lines are being added to the district: the Jurong Region Line, whose Jurong East station URA plans to open in 2028, and the Cross Island Line, whose CR19 station sits in the heart of the Jurong Lake District precinct and is planned for 2032. SORA comprises four blocks (two towers of 20 storeys (Blocks 76 and 78) and two of 12 storeys (Blocks 72 and 74)) sitting on a single-level basement carpark. The architectural brief draws directly on the adjacent Jurong Lake Gardens: horizontal sun-shading ledges that curve along each storey are described by the architect as echoing the rhythmic flow of water, while a terraced, layered roof garden across each block’s crown is positioned to mirror the park’s reflection back from the rooftop.

SORA offers 12 distinct unit types (34 counting their -P and -T floor variants individually) across both tower heights, ranging from a 538 sqft 1 Bedroom + Study to a 1,938 sqft 5 Bedroom Luxury penthouse. Most types come in three forms: the base type, a “-P” version with a Private Enclosed Space (PES) instead of a balcony for ground-floor units, and a “-T” top-floor version with a strata void and higher ceiling, though as the next section covers, a few types break this pattern and skip the PES or top-floor form entirely.

A1S is the only unit type at SORA with no -P (PES) variant at all. Both A1S stacks (one in Block 76, one in Block 78) start at the 3rd storey rather than the 1st, running straight through to a top-floor “-T” unit with no ground-floor or 2nd-storey unit beneath them. The practical effect is that nobody buying an A1S gets a private enclosed space; every A1S unit comes with a standard balcony instead, regardless of floor.
At just 538 sqft, A1S is also the only unit type with a single bathroom, every other type at SORA, including the 2 Bedroom range, has at least two.

B3S and B4S together account for 138 of SORA’s 440 units, 31% of the entire development. The Study sits as a dedicated space within the Master Bedroom in both types, with no fixture-count difference between B3S and B4S beyond their stack location; the floor plans are otherwise very similar. At first glance C1 (936 sqft) and C2 (1,098 sqft) look like the same 3 Bedroom layout at two sizes. The floor plans say otherwise. C1 includes a small “Flexi” space tucked beside the kitchen (useful as a study nook or storage) and stops there: no Household Shelter, no Yard, no separate WC. C2 drops the Flexi entirely and in its place adds a Household Shelter, a Yard, and a standalone WC alongside the existing Master Bath and Bath 2. Both types keep the same 2-bathroom count, so the “WC” in C2 is a third fixture beyond the two full baths, not a third bathroom.
C3S, C4S, and C5S (the +Study variants below) all carry forward C2’s Household Shelter/Yard/WC configuration with a Study added, rather than C1’s Flexi nook, meaning the Flexi room is unique to C1 alone among SORA’s nine 3 Bedroom types.

C3S, C4S, and C5S all carry an identical fixture set (Master Bath, Bath 2, Household Shelter, Yard, and a separate WC, the same configuration C2 establishes) with a Study added on top. Where they differ is purely in layout: C3S and C4S tuck the Study outside the Master Bedroom, while C5S (the type used for the showflat) places its Study beside the Living area instead. C3S/CS4 may appeal to owners who prefer a study to be near to their Master Bedroom to work late at night, while CS5 might appeal to owners who might like to convert the study into a helper’s room, or even consider opening up the space to enlarge the living room area.

D1 is SORA’s only 4 Bedroom type, and it comes with a private lift opening directly into its own lift lobby, a feature shared only with the 5 Bedroom E1 below. The floor plan pairs a Master Bedroom (with its own Master Bath and a separate Walk-in Wardrobe) with a Junior Master Bedroom that gets its own Junior Bath. Bedroom 2 and Bedroom 3, however, share a single Bath 2 between them, so despite the 4 bedroom label, only the Master and Junior Master suites are actually en-suite. A separate WC sits alongside the Household Shelter, bringing the fixture count to 2 en-suite baths plus Bath 2 plus a WC.

E1 extends D1’s layout with a fourth bedroom and the same Junior Master configuration, but the bathroom count remains the same. Like D1, only the Master Bedroom and Junior Master Bedroom get their own en-suite bath; Bedroom 2, Bedroom 3, and Bedroom 4 all share a single Bath 2 between the three of them. A separate 1 sqm WC sits near the Yard, bringing the total to 2 en-suite baths plus the Bath 2 plus a WC, the same fixture pattern as D1, just spread across one more bedroom.
E1 occupies SORA’s single 5 Bedroom stack in Block 76, running from the 2nd storey (E1-P) through to the 17th (E1), with E1-T capping the stack at the 18th storey, again, two floors short of the building’s full 20-storey height. At 1,938 sqft including a 24 sqm strata void, E1-T is the single largest unit at SORA.

Electrolux throughout, and the appliance list varies by unit type
Kitchen appliances across SORA carry a single brand, Electrolux, with bathroom fittings from Duravit, Geberit and Grohe and a rain shower to every master bath. What changes between unit types is not the brand but the appliance list, and the split does not fall on bedroom count. Town gas reaches the 3 Bedroom Premium and above, so those types take a gas hob while everything from the 1 Bedroom + Study through the 3 Bedroom Deluxe takes induction. The two Luxury bands add an integrated refrigerator, a built-in microwave oven and a separate washer and dryer. Floor finishes
Living and dining areas, bathrooms, kitchens, and balconies or PES areas are finished in tiles with skirting across every unit type at SORA, with vinyl flooring in all bedrooms. The Flexi room in C1 gets tiles with skirting, matching the kitchen and living areas; C2 and the +Study types get tiles with skirting in their WC/Yard/Household Shelter zones as well.
Smart home features
Every unit includes the same six smart-home features: Smart Home Gateway, Smart Digital Lockset with PIN, biometric or RFID access, Smart Invite, Smart Booking, Smart Audio Video Telephony and Smart Air Con Controls. This is one specification that genuinely is uniform across all 12 layouts.

“How many facilities are there, and what are they?”
SORA has 71 individually numbered facilities across nine named landscape zones, and they sit on three physically separate levels rather than two, because the four blocks are not the same height. The first storey carries 47 across five zones: Tranquility Garden, Rejuvenation Corridor, The Moonlight Atrium, Zen Court and Connection Cove, anchored by the 50m Serenity Pool, the 29m Family Pool, the Kid’s Pool, a tennis court and a gymnasium. The remaining 24 sit on the roofs, and every block has a rooftop zone of its own: Lagoon Observatory and Sunrise Dome at 51m, Moonrise Gazebo and Lakescape Lookout at 76.2m. Block 76 and Block 78 each run 2 common lifts plus 1 private lift, the private lift serves only the D1 and E1 stacks in those blocks, opening directly into a private lift lobby. Block 72 and Block 74 run 2 common lifts only, with no private lift option, since neither block contains a D1 or E1 unit. Common lifts in all four blocks are positioned side by side rather than facing each other, and every lift lobby is air-conditioned.
SORA holds a Green Mark Gold+ rating. Carpark lots are wired for future EV conversion beyond the 4 already-active charging lots, and rubbish disposal runs via a pneumatic chute system, with 2 chutes per block (one of which is a dedicated recycling chute).
Not every unit type at SORA includes a Household Shelter.
